Effective April 20, 2024, the Good Cause Eviction Law provides tenants in unregulated housing with enhanced protections. Landlord must now demonstrate "good cause" to evict a tenant, refuse rent renewal, or impose excessive rent increases. A rent increase exceeding 8.82% is considered unreasonable unless the landlord can justify it in court.
Common example of "good cause" for eviction include non-payment of rent, violation of a substantial term of a lease, creating a nuisance, or substantial damage to the property. It is important to note that the law applies to tenants in unregulated rental housing who lived in their unit at least 30 days, but there are exemptions for certain situations, such as owner occupied building with a few units.
